A Pennsylvania commercial lease agreement is a legally binding document that sets the terms for a property owner to rent out a commercial space to an individual or business entity. This agreement allows the tenant to conduct business on the premises for a specified duration, typically in return for a monthly rent.

The lease outlines key details, such as the option to renew, as well as the various rights and obligations of both the tenant and the landlord. While the terms of commercial leases are often open to negotiation, once both parties sign the agreement, it becomes enforceable by law.

Pennsylvania Business Entity Search: The landlord could also search to verify the tenant’s status.

Consumer Protection Laws: 13 Pa. CS § 2A104.
